Three booked by SCW Jammu for land fraud worth Rs 13 lakh

JAMMU, May 2: The Special Crime Wing (SCW) Jammu has registered a case against three individuals for allegedly duping a local resident of Rs 13 lakh on the pretext of selling a piece of land.
The accused have been identified as Amarjeet Singh, Manmeet Singh, and Chani Singh, all residents of Gole Gujral in Jammu.
Sharing details, SSP SCW, Sanjay Parihar, said that the complainant approached the accused while looking to purchase land.
“The three accused claimed to own a 20.5 marla plot of land situated near Thandi Khui, in Tehsil Vijaypur of District Samba. They quoted a price of Rs 2 lakh per marla, bringing the total cost to Rs 41 lakh,” he said.
Believing the deal to be genuine, the SSP SCW said, the complainant entered into an agreement to sell with two of the accused—Amarjeet Singh and Manmeet Singh.
The agreement was formalised with a payment of Rs 13 lakh as advance money (biana), while the remaining Rs 28 lakh was to be paid once the Fard (revenue record) was issued by the Revenue Department, said SSP SCW.
However, after receiving the advance, he said, the accused failed to deliver the land and did not produce the necessary revenue documents for Khasra No. 4076, Plot No. 14 at Thandi Khui.
“Their refusal to proceed with the transaction and delay in handing over the property led the complainant to believe he had been cheated,” the SSP said.
He said preliminary investigation revealed that the accused allegedly acted in a planned manner to mislead and defraud the complainant.
Their omissions and actions are found to fall under offences punishable under Sections 420 (cheating) and 120-B (criminal conspiracy) of the Indian Penal Code, he said.
According to the officer, a formal case has been registered at Police Station SCW, Crime Branch Jammu, and further investigation has been entrusted to Inspector Nissar Ahmed.
Further efforts are underway to gather more evidence and take appropriate legal action against those involved, added the police officer.
