Windfall for residents as 8 Patiala villages get Mohali tag, land rates double to Rs 4 cr per acre
Aiming to capitalise on the real estate boom in Mohali and fulfil a long-pending demand of residents, the Punjab Government has transferred eight villages from the Rajpura sub-division in Patiala district to the Banur sub-tehsil of Mohali.
A notification regarding the transfer was issued by the Punjab Department of Revenue, Rehabilitation and Disaster Management on May 20. The villages include Manakpur, Khera Gajju, Urna, Changera, Ucha Khera, Gurditpura, Hadayatpura and Lehlan.
Land prices in these villages have surged sharply. Until recently, an acre of land (on the main road) was fetching around Rs 2 crore. However, the speculation of the transfer from Patiala to Mohali pushed the prices to Rs 3 crore per acre. “After the official notification, the rates have soared to around Rs 4 crore,” said Rajinder Sood, a resident of Khera Gajju.
Apart from financial gains, the residents would also be spared the tedious travel to Patiala–50 to 60 km away–for revenue and litigation-related works, said Sood.

The notification, issued by Anurag Verma, Additional Chief Secretary-cum-Financial Commissioner (Revenue), states that the transfer had been executed in accordance with powers conferred under Section 5 of the Punjab Land Revenue Act, 1887; Section 5 of the Registration Act, 1908, and all other related powers.
Aam Aadmi Party’s Rajpura MLA Neena Mittal is learnt to have played a key role in the transfer. She had raised the issue in the Vidhan Sabha earlier this year, highlighting how residents had to travel 50 to 60 km to reach Patiala for any revenue or litigation-related work whereas the Mohali District Administrative Complex was only 20 to 25 km away. “This was our election promise and we have fulfilled it,” she said.
Harpreet Singh Dadwal of the Mohali Property Dealers Association said the land prices were bound to rise further as the Greater Mohali Area Development Authority (GMADA) would be looking to acquire more area for expansion in the near future.
The transfer process was on for the past few months as the Patiala Deputy Commissioner had in March instructed the Rajpura Sub-Divisional Magistrate to complete the required formalities and address the revenue department-related concerns of the residents.
