How to Book Delhi Development Authority flats for Rs 11.9 lakh: Eligibility, prices & locations

The Delhi Development Authority (DDA) has launched the ‘DDA Jan Sadharan Awas Yojana-2025’, which will enable middle-class buyers to get their own homes in Delhi. Under the scheme, flats are available for as little as ₹11.9 lakh, according to reports.

The DDA Jan Sadharan Awas Yojana-2025, launched in September, was expanded recently. In the first phase of the scheme, 1,167 EWS and Janta flats were available for booking. In this phase, a total of 1,537 Economically Weaker Section (EWS) flats and LIG flats are available for sale.

Locations, area, and price

The DDA statement said the flats were available at Narela, Rohini, Ramgarh Colony, and Shivaji  Marg. While EWS category flats will be available in Narela and Shivaji Park (near Moti Nagar), LIG category flats will be available in Rohini Sectors 34 and 35, and Ramgarh Colony (near Jahangirpuri).

Area and price

In Narela, there are over 1,120 flats ranging from 34.8 to 35.1 square meters, costing between  Rs 13.7 lakh and Rs 13.8 lakh. WIth a discount of 15 per cent, the price will be come to only Rs 11.8 lakh and Rs 11.9 lakh.

There are over 308 LIG flats in Sectors 34 and 35, ranging in sizes from 33.3 to 33.9 square  meters. These flats are priced between Rs 14 lakh and Rs 14.2 lakh, with no discount. Ramgarh Colony has 73 LIG flats, ranging in size from 31.9 to 35.3 square meters, priced between Rs 15.3 lakh and Rs 16.9 lakh. However, after a 15 percent discount, their prices will drop to something between Rs 13.1 and Rs 14.5 lakh.

In Shivaji Marg, there are a total of 36 EWS flats, ranging in size from 33.1 to 45.1 square  meters. These flats are priced between Rs 25.2 lakh and Rs 32.7 lakh, with no discount.

When will the booking start?

Booking for Phase 2 flats under this scheme will begin online on November 7, at 12 noon. Flats will be allotted on a first-come, first-served basis. The deadline for the scheme is December 21st. The booking amount is Rs 1,00,000 for LIG flats, while it is Rs 50,000 for EWS flats.

Additionally, a one-time registration fee of ₹2,500 will be required for online registration. This fee will not be refunded or adjusted against the flat price.  If you have already registered, you do not need to pay this fee. You can log in using your previous User ID and password.

Eligibility

The applicant must be a citizen of India and above 18 years. There is no limit on assets, but the annual income for booking an EWS flat should be less than Rs 10 lakh. The applicant must have a bank account in any recognized bank in the country and a PAN card.

If the disabled person is a joint applicant, they must be related by blood.

To apply, the applicant must first visit the official website of the DDA, enter PAN, name, mobile number, date of birth, and Aadhaar number etc. After filling in these details, you will be able to create your login ID. The registration fee must be paid after this.

To book the flats, after logging in to the platform, one has to select the flat you applies for.
