MHADA Focuses On Project Implementation And Service Delivery

Sanjeev Jaiswal, IAS, Vice President and Chief Executive Officer of MHADA, recently reviewed the progress of the 100-Day Action Plan action at MHADA Headquarters and issued directions for the timely completion of departmental work.

During the meeting, he instructed that citizens must be able to avail services at MHADA offices promptly, conveniently, and with full transparency. He emphasised that all officers must remain committed to removing procedural delays and ensuring efficient service delivery. Each department head presented a report on the progress of activities under their charge.

The review also included updates on the development of a Citizen Facilitation Centre at MHADA Headquarters, along with systems for managing visitor access and improving internal operations. Digital initiatives such as enhanced administrative tools and planning support systems were also reviewed. The MHADA VP & CEO directed that these new facilities be completed and made available to the public at the earliest.

A demonstration was given on the ongoing enhancements to MHADA’s official website. The integration of a Chatbot system, designed to provide citizens with access to information and assistance at any time, was reviewed. MHADA VP & CEO noted that these improvements will further simplify public access to MHADA’s services.

Progress on grievance redressal was also reviewed, with a particular focus on complaints received during Lokshahi Din. While the majority of cases have been resolved, six matters remain pending. The MHADA VP & CEO instructed that these be addressed without delay.

Further updates were presented on the Master List distribution and the new MIS system developed for lease agreement renewals. The Mumbai Building Repairs and Reconstruction Board reported on the status of work under Sections 91A and 79A/B. Land acquisition progress in the areas of Dadar, Mahim, and Prabhadevi was also reviewed.

Redevelopment projects in Abhyudayanagar, Gandhinagar, Aaram Nagar, Patra Chawl, and BDD Chawls, as well as housing projects for police colonies, were discussed. Jaiswal directed that the tender processes be initiated for the redevelopment of Bandra Reclamation, Adarsh Nagar, and Worli colonies, in line with decisions taken by the State Cabinet.

The review was conducted in line with the broader objectives laid down by Devendra Fadnavis, Chief Minister, Maharashtra and Eknath Shinde, Deputy Chief Minister and Housing Minister, aimed at ensuring timely execution of public services and improving the efficiency of government departments across the state.

The MHADA VP & CEO expressed confidence that MHADA will be able to deliver improved housing services and expedite project implementation through the ongoing initiatives under the 100-Day Action Plan. During a meeting held on April 25th, in a significant relief measure for tenants of old cessed buildings, he announced that eligible original tenants and residents listed in the Mumbai Building Repairs and Reconstruction Board’s (MBRRB) master list will now be charged only 100% of the Ready Reckoner Rate, instead of the earlier 110%, for the additional area allotted beyond the permissible or original area of their old residential units. This relief will be applied retrospectively to beneficiaries declared eligible in the December 2023 lottery.

As part of MHADA's 100-Day Action Plan, a Janata Darbar Din was also conducted by the Mumbai Board to hear and address 72 citizen complaints. The session was held under the chairmanship of Milind Borikar, Chief Officer, Mumbai Board, at MHADA Headquarters, Bandra (East). Complaints received included low water pressure from the pump house, non-payment of property tax and water charges by developers for MHADA beneficiaries under DCR 33(7), the need for administrative action against office bearers in cooperative housing societies formed on MHADA layouts, demolition of unauthorised constructions, removal of encroachments, waiver of maintenance charges for mill worker housing at Mouje Kon, Panvel, and action against unauthorised hoardings on MHADA land. He instructed the concerned officers to take immediate action on all complaints and directed that all pending matters be resolved within seven days.
