Google Renews 8.7 Lakh Sq Ft Office Lease In Bengaluru; Here's How Much It Costs
Google India has renewed its lease for approximately 8.7 lakh square feet of office space in Bengaluru for another five years, with an annual rental value of Rs 90 crore, according to lease documents reviewed by real estate analytics firm Propstack. The agreement covers two office towers, Kyoto East and Kyoto West, within Bagmane Capital Business Park, located on Outer Ring Road in Mahadevpura.
The tech giant continues to maintain a strong presence in the business park, situated near its largest Indian facility, Google Ananta, which accommodates up to 5,000 employees. In the Kyoto East Tower, Google has leased 4.52 lakh sq ft at a monthly rent of Rs 3.9 crore, while in the adjacent Kyoto West Tower, it has secured 4.2 lakh sq ft at Rs 3.6 crore per month. Both leases are priced at Rs 86.25 per sq ft, and together, they involve a total security deposit of Rs 38.44 crore.
The lease agreement was officially registered in April 2025 with the relevant authorities. The space is leased from Bagmane Constructions, a prominent real estate developer specializing in commercial office parks. Bagmane Capital Business Park spans 10.5 million sq ft, with 5.5 million sq ft already developed and another 1.5 million sq ft under construction. The remaining 3.5 million sq ft has been reserved for future expansion.

Major Tech Firms In Tech Park
Other major corporations operating within the tech park include Amazon, Microsoft, Samsung, American Express, BNP Paribas, Qualcomm, GSK, Wayfair, and Databricks, reinforcing the location’s status as a premium tech hub.
According to Propstack data, average office rents in the Doddanekkundi area have climbed from Rs 80 per sq ft in previous years to Rs 87 per sq ft in 2025, reflecting growing demand in the city’s commercial real estate sector.
