New Expressway: 6 hour journey will be completed in 2.5 hours, new expressway is being built here

The Delhi-Dehradun Expressway is being built at a cost of ₹13,000 crore, which will reduce travel time from 6.5 hours to 2.5 hours. It will give a new direction to the development of North India and bring a boom in real estate.

New Expressway: The 210 km long new expressway from Delhi to Dehradun will not only make travel easier, but will also change the face of many cities of North India. This expressway, being built at a cost of ₹ 13,000 crore, is a part of the Bharatmala project, which will reduce the travel time from 6.5 hours to just 2.5 hours. But its real specialty is not in reducing the distance, but in giving a new direction to the development of the region.

The expressway is being built in four parts. The first phase is a 32 km elevated section from Delhi to Baghpat, which can now be completed in just 25 minutes. The second phase is a 118 km greenfield corridor from Baghpat to Saharanpur, which will include more than 60 underpasses and 4 interchanges. The third phase is a 40 km six-lane road from Saharanpur bypass to Ganeshpur, which will promote tourism and residential development. The fourth phase, from Ganeshpur to Dehradun, a 19.5 km stretch, will pass through the Rajaji Tiger Reserve and Shivalik Hills, with Dat Kali Devi Tunnel being a special attraction.

New flight from metro and airport

Along with the expressway, the metro project in Dehradun is also progressing rapidly in two phases. A total of 73 km long line is being built on the Haridwar-Rishikesh (32 km) and Nepali Farm-Dehradun (41 km) routes. Also, the expansion of Jolly Grant Airport has also started, which will increase international connectivity and further accelerate the development of the region.

Real estate boom

Outside Delhi-NCR, Dehradun, Rishikesh, and Haridwar are no longer just religious or tourist destinations, but are becoming new hubs of real estate. According to a Magicbricks report, the average rate in Delhi is ₹ 18,618 per square foot, while in Dehradun it is ₹ 5,653 per square foot. There has been a 43 percent increase in the demand for second homes, and people are now turning to full-time homes.

Change in the vision of developers

Manit Sethi, director of Exensia Infra, says, “Dehradun is no longer a hill station, it is the new hub of real estate. The expressway has changed the mindset of professionals and investors. We have focused on the premium segment and the micro-markets around the expressway.” Harvinder Singh Sikka of Sikka Group said, “This expressway, metro, and airport together are building an economic bridge, but sustainable development is necessary.” Sakshi Katiyal of Home and Soul said, “This is not just a road, it is a bridge of hopes. Dehradun is becoming an extended suburb of Delhi.”

Tourism and hospitality boom

Tourism is also gaining momentum in Uttarakhand. In 2018, 78 lakh tourists came, which reached 5.96 crore in 2023. This includes 6.1 million domestic and 26,000 international tourists. The government’s eco-tourism, homestay, and training programs have boosted the hospitality sector, which is directly impacting real estate.

The Delhi-Dehradun Expressway is no longer just an infrastructure project, but has become the engine of development for North India. Along with the metro, airport expansion, and the Char Dham Highway, it is transforming Dehradun, Rishikesh, and Haridwar into new growth centers.
